Description of Works:
The site is situated at the junction of Westmoreland Road and Demesne Road, and formed part of the old Nobles Hospital site which is now occupied by Henry Bloom Noble Primary School. Built in 1951 to house nursing staff working at the hospital, the building has been empty for over 10 years. A concrete and masonry structure comprising of 6 floors, the general condition of the building is good with urgent attention needed to the roof and clock tower structures.
The site also includes extensive external externals spaces which at present is predominantly tarmacked for car parking purposes.
The refurbishment of the existing building to create flats/apartments to include :
• A combination of 1 and 2 bed flats
• Retail space to the ground floor
• Shared co-worker/communal space for building residents
• Limited parking
• External space to areas surrounding the existing building
• BREEAM rating of Very Good
• High quality design and specification
The design for the existing building will need to take into account the structural constraints of the building and design the flats in such a way as to minimize the structural alterations required. It is assumed at present the axial corridor will remain to all floors. Due to the poor condition of the 4th floor/roof, this element of structure will need to be removed and built back in lightweight structure which will allow the addition of a 5th floor of accommodation.
Predominately driven by the BREEAM assessment, environmental considerations to improve the efficiency of the existing envelope will need to be explored and appraised. Servicing strategies for the building will need to take into account the use of the spaces and how these can be efficiently achieved to provide a low energy solution. It assumed that the building will be all electric in terms of servicing.
